The San Luis Valley is high, dry and sunny, which makes people think mold is someone else's problem. But mold does not need a wet climate, it needs a wet spot. A slow plumbing leak, a poorly vented crawl space, or snowmelt that pools against a foundation can be enough in Alamosa, Monte Vista, Del Norte and the surrounding towns.

Why dry country still gets mold
- Crawl spaces hold moisture from the ground, especially in homes without a vapor barrier.
- Snowmelt and spring irrigation can send water toward foundations when grading is poor.
- Cold surfaces such as uninsulated pipes and exterior walls cause condensation in winter, when warm indoor air meets them.
- Slow leaks under sinks, behind water heaters and at washer connections can go unnoticed for months.
Signs worth checking
- A musty smell that is stronger in one room or after the heat comes on.
- Dark or fuzzy spots on joists, subfloor, drywall or the underside of insulation.
- Peeling paint, bubbling drywall or warped flooring.
- Rust on ducts or fasteners in the crawl space.
- Allergy-like symptoms that improve when you leave the house.
What to do first
Fix the moisture source before anything else, because cleanup without that just grows back. Then keep the area dry with ventilation or a dehumidifier. Avoid disturbing large patches, since it spreads spores. Wear an N95 respirator and gloves if you must go in. Small, surface-level spots on hard materials can often be cleaned by the homeowner, but anything on drywall, insulation or covering more than a modest area is best assessed by a professional.
