Water Damage in Older Homes: Walsenburg, La Veta & Aguilar Guide

S&BStars and Bars Restoration•IICRC Certified

If you live in Walsenburg, La Veta, Aguilar, or anywhere in Huerfano County, you probably know someone with an older house. Stone foundations, original plumbing, additions from three different decades. We love these homes, and we also know where they tend to leak. Here's a practical guide to water damage in older Southern Colorado homes and what to do when it happens.

Where older homes tend to leak

  • Galvanized and old copper supply lines. Pipes corrode from the inside, and pinhole leaks can run inside a wall for weeks before you notice.
  • Cast iron drain lines. They crack and rust through, especially under slabs and in crawl spaces.
  • Original water heaters. Tanks fail. If yours is over 10 years old, plan for replacement before it chooses its own time. See our water heater failure article.
  • Roofs and flashing. Older roofs plus winter snow and thaw mean leaks around chimneys and valleys. See our first-snow roof leak guide.
  • Crawl spaces and basements. Stone and block foundations let moisture in, particularly during snowmelt.

Signs you have a hidden leak

Don't wait for a ceiling stain. Watch for a water bill that jumps, a musty smell with no obvious source, paint that bubbles or peels, warped baseboards or flooring, and the sound of running water when everything is off. Check your water meter: shut off every fixture, then see if it's still moving.

What to do right away

  1. Shut off the water at the main. Know where it is before you need it.
  2. Cut power to affected areas if water is near outlets or the panel.
  3. Stop the source if you can do so safely, and move belongings out of the wet area.
  4. Take photos and video for your insurance claim, and read our documentation checklist.
  5. Call a professional. Drywall, insulation, and subfloor stay wet far longer than they look. Our drying timeline article explains why.

Why speed matters

Mold can begin growing within a day or two on damp materials. Once it starts, you're no longer just drying a house, you're remediating it. Read about our mold remediation service if you've already got a smell or visible growth. Our water damage service page covers the full process: moisture mapping, extraction, structural drying with air movers and dehumidifiers, and monitoring until readings are back to normal.

Distance is part of the job

Huerfano County is rural, and getting a crew out quickly matters. We're based in Colorado City, so Walsenburg, La Veta, and Aguilar are in our regular territory, not a long-haul exception. See our Walsenburg service area page for details.

Preventing the next one

  • Replace rubber washing machine hoses with braided steel, and check them yearly. See our appliance leak guide.
  • Insulate pipes in crawl spaces and exterior walls before hard freezes.
  • Keep gutters clear and grade soil away from the foundation.
  • Consider a water leak sensor near the water heater, sink, and washer. They're inexpensive and loud.
  • Know where your main shutoff is, and make sure everyone in the house does too.

About insurance

Sudden and accidental leaks are often covered; long-term seepage often isn't, and policies differ, so read yours or ask your agent. Good documentation and prompt mitigation help in either case. Be careful about who you hire, too; our guide to spotting restoration contractor red flags is worth a read.

We're veteran-owned and family-run, and our team includes IICRC-certified technicians. If water's coming through the ceiling or you just have a bad feeling about a damp spot, call us at (719) 676-2456. We'll tell you straight what we find.
