Monument sits at 6,800 feet. Woodland Park pushes 8,500. You already know what that means for winters — hard freezes that come fast, pipes that don't give you much warning, and snowpack that can sit on your roof for weeks before the temperature swings and all that weight starts moving. Water damage up here doesn't always announce itself. Sometimes it's a slow drip behind drywall from a pipe that froze and thawed twice before finally giving out. Sometimes it's a wall of water after a hail event punches through your roof.

Why Monument and Woodland Park Are Higher-Risk for Water Damage
The elevation changes everything. Here's what we see most often in these communities:
Frozen and Burst Pipes
Monument's temperature swings are notorious. You can have a 60-degree afternoon and a 10-degree overnight within the same 24 hours in January. That kind of whiplash is exactly what pops pipes — water expands when it freezes, and if there's a section of pipe running through an exterior wall or uninsulated crawl space, you're gambling every winter.
Older homes in the older parts of Monument near Jackson Creek or along Highway 105 tend to have less insulation around plumbing than newer construction. We've seen pipes that were perfectly fine for 20 years suddenly let go during an unusually cold stretch — and when they do, they can dump hundreds of gallons before the homeowner even realizes what's happening.
Spring Snowmelt and Basement Flooding
The front range above 7,000 feet often holds snow pack well into April. When the melt comes fast — especially during a sudden warm spell — water finds the path of least resistance. For homes with basements or crawl spaces, that can mean water infiltrating through foundation walls, window wells, or improperly graded yards.
Woodland Park homes especially, given the terrain, often have grading challenges. Water that should flow away from the foundation ends up pooling against it instead. After a wet spring, we get calls from Woodland Park homeowners who have never had a wet basement before — and suddenly they're dealing with standing water and the mold that follows if it isn't dried out quickly.
Hail and Roof Damage Leading to Interior Water Intrusion
The Monument and Woodland Park area gets hammered by hail. Teller County is consistently one of the highest-hail-frequency counties in Colorado, and El Paso County isn't far behind. Large hail punches through roofing material, and once a roof is compromised, even a modest rainstorm can push water into your attic and then through your ceilings.
What makes hail-related water damage particularly sneaky is the delay. You might not notice the interior damage until a week or two after the hail event when you start seeing water stains on your ceiling or peeling paint. By then, moisture has been sitting in your insulation and attic framing — which accelerates mold growth significantly.
If you've had a major hail event and haven't had your roof inspected, don't wait. The cost of catching it early is far less than remediating a mold-contaminated attic.
What To Do When Water Damage Happens
Regardless of the cause — pipe burst, roof leak, basement flood — the first few hours matter most. Here's the short version:
1. Stop the source if you can. For a burst pipe, find your main water shutoff and close it. For a roof leak, get buckets under the drip and try to protect valuables. Don't enter a room with significant standing water until you know the electrical panel serving that area is off.
2. Call for help. Don't wait to see if it dries out on its own. Water that isn't professionally extracted and dried within 24–48 hours begins creating the conditions for mold. At altitude, where humidity can fluctuate dramatically, this process can move faster than you'd expect. Call (719) 676-2456) — we're available around the clock.
3. Document everything. Take photos and video before cleanup begins. Your insurance company will want evidence of the original damage, and documentation you take in the first hour is far more useful than anything captured after the fact.
4. Don't try to dry it yourself. Box fans and open windows feel productive but they're not effective at removing moisture from wall cavities, subfloors, or insulation. Professional equipment — truck-mounted extractors, industrial dehumidifiers, moisture meters and thermal cameras — does what consumer equipment simply can't.
The Mold Timeline at Elevation
One thing worth understanding about homes at Monument and Woodland Park elevations: the combination of altitude and temperature swings creates unusual moisture dynamics. During winter, heated indoor air is quite dry. During monsoon season (July–September), outdoor humidity spikes. If you have moisture in a wall cavity or under a floor, you may not see or smell mold for a while — but it's growing.
We use thermal imaging during our assessments to find moisture behind surfaces without tearing open walls unnecessarily. It saves time, saves money, and lets us target our work precisely. An IICRC-certified moisture assessment after any water event — even one that seems minor — is worth the time.

Working With Your Insurance Company
Most water damage in Monument and Woodland Park — burst pipes, hail-related roof leaks, appliance failures — is covered under standard homeowner's insurance policies. The key word in most policies is "sudden and accidental." A pipe that froze and burst suddenly qualifies. A slow drip that's been going on for six months while you ignored it may not.
We've worked with all the major carriers that insure homes in the Pikes Peak area. When we come out for an assessment, we document everything in a format that makes the insurance process smoother. We also deal directly with adjusters so you don't have to play phone tag between your insurance company and your restoration contractor.
