We're based right here in Colorado City, in the Greenhorn Valley, so this one's personal. Most of what gets written about water damage in Southern Colorado is aimed at city homes on municipal water and sewer — but Colorado City, Rye, and the rest of our valley run differently. Most homes here are on private wells and septic systems, a lot of properties sit on acreage with long driveways and outbuildings, and we're close enough to the Wet Mountains and the Aspen Acres burn scar that monsoon runoff behaves differently than it does in town. If you live here, the water damage risks you actually face aren't quite the same as what a generic checklist assumes.
If you've got water where it shouldn't be right now, call us at (719) 676-2456 — we're local, we're IICRC certified, and we know this valley because we live in it. Here's what we tell our neighbors to watch for.
Well Water Systems Bring Their Own Failure Points
If your water comes from a private well instead of a municipal system, you've got equipment a Pueblo city-dweller never has to think about: a pressure tank, a well pump, a pressure switch, and usually a pressure-relief valve. Any one of those can fail and flood a basement or crawl space fast — a stuck pressure switch can run a pump continuously until a fitting blows, and a failed pressure tank bladder can dump water straight into your utility room.
A few things worth doing now, before it's an emergency:
- Know where your well's shutoff is and make sure it's not buried behind boxes you'd have to move in a panic
- Have your pressure tank and switch checked annually — it's cheap compared to a flooded utility room
- If you've been through wildfire smoke or ash exposure near your wellhead (relevant if you're anywhere near the Aspen Acres burn area), have your well water tested — ash and debris can affect water quality even if the pump itself is fine
We wrote a longer piece specifically on well water and plumbing safety after fire exposure if you want the deeper detail: well water and plumbing safety after the Aspen Acres Fire.
Septic Systems Fail Differently Than City Sewer Backups
A municipal sewer backup, like what we see in older Colorado Springs neighborhoods, usually means a blocked line. A septic system failure in Colorado City is often about the drain field, not just the tank — and if your drain field gets saturated by heavy monsoon rain or has years of buildup, wastewater has nowhere to go but back toward your house, or it surfaces in your yard as standing, foul-smelling water.
Warning signs to catch before it becomes an indoor sewage emergency:
- Slow drains throughout the house, not just one fixture
- Gurgling sounds from toilets when you run the washing machine
- Unusually green, spongy grass over your drain field, even in a dry summer
- Standing water or a sewage smell near the tank or field after heavy rain
If sewage does back up inside your home, treat it like the biohazard it is — Category 3 black water needs professional extraction, disinfection, and often removal of contaminated flooring and drywall, not a mop and a bottle of bleach. Our guide on septic system backup cleanup covers the full process.
Monsoon Runoff Moves Differently Here Than It Does in Town
Colorado City sits lower in the valley than Rye and Beulah, which means runoff from the surrounding hills — including burn-scar runoff from the Aspen Acres Fire when heavy rain hits upstream — can find its way toward properties here even when the storm itself passed miles away. We've had neighbors get water in a crawl space or along a foundation from a storm they never even saw, because the water traveled downhill and pooled where the grading naturally channels it.
A few practical things that make a real difference:
- Check your grading — the ground within 10 feet of your foundation should slope away from the house, not toward it. This is one of the single most common causes of basement and crawl space moisture we see.
- Clear culverts and drainage ditches along your driveway or property line before monsoon season, not during it
- Keep gutters and downspouts clear, and make sure downspouts discharge well away from the foundation, not right at the base of the house
- If you're on acreage with outbuildings, don't forget those — a flooded shop or barn with equipment inside can be as costly as house damage, and it's easy to overlook because nobody's living in it day to day

Distance From Town Changes Your Emergency Math
One more valley-specific reality: if water damage happens here, you're not five minutes from a hardware store or a plumber the way you might be in central Pueblo. That means the first hour matters even more. A wet-vac and a few box fans from the garage can genuinely limit damage while help is on the way, but standing water left overnight in a Colorado City crawl space can mean mold within 24 to 48 hours in our humid monsoon stretches, same as anywhere else — the difference is how long it takes for that help to arrive if you don't call someone local.
That's a big part of why we're glad to be based here instead of just serving the valley from a Pueblo or Colorado Springs address. We know these roads, we know which properties are on well and septic versus municipal service, and we don't have to guess at drive time.
What To Do If You've Got Water Damage Right Now
- Shut off the source if you can safely identify it — well pump breaker, main water valve, or septic system as applicable
- Move anything valuable off the floor — furniture, boxes, electronics
- Start air movement if you have fans, but don't run electrical equipment sitting in standing water
- Call us at (719) 676-2456 — we'll walk you through next steps over the phone while we're headed out
